Yes, you've probably worked it out from the name, so no point in trying to hide the fact. The below projects were carried out on our own property. First off was fitting out the utility room to box in a new boiler. Then we replaced the en-suite. I needed to create additional storage, so built some outside storage boxes. Finally, I need some office space but we didn't want to give up a bedroom. So I incorporated a desk into the kitchen/dining room. I have to say the customer (my wife Lynn), was very pleased with the results!
Project 'Utility' Brief
Due to reliability issues we decided to have a new boiler installed. The size of the new one however, was such that the boxing in had to be built at an angle due to the position of it with relation to the utility room door. So lots of angled cutting required! Also it had to be designed such that the panels could be easily removed for maintenance/servicing access.
Original Utility
These pictures show the original utility room with the original boiler. Lots of wasted space above so we decided to include additional shelving.
Work in Progress
As well as the cupboard front, the bottom shelf can be removed to aid boiler repair and maintenance.
Completed Utility
More storage and easy access to the boiler for servicing and repair,.
Projectt 'En-Suite' Brief
The existing en-suite was looking tired, the sink was too small, the shower tray was becoming 'spongy', shower door was becoming difficult to open and close and the floor tiles were starting to lift.
Original En-Suite
These pictures don't really reflect the poor state of the En-suite. Surfice to say, time to replace it.
Work in Progress
Removal of the old shower, exposed several issues caused, in seems, by a shower tray that had been leaking for some time. Part of the substrate had broken away, the plaster board was crumbling and the bottom of the studded wall was rotten.
Completed En-Suite
Shower tray and door replaced, new sink installed, panelling removed and replaced with new tiles with matching floor tiles. Existing toilet pedestal retained but cistern and flushing mechanism replaced.
Project 'Storage Boxes' Brief
Our shed was stacked to the gunnels, so additional storage was required. We wanted this to be non-obtrusive, so somethin g that blended into the background was required.
Work in Progress and finished work
Taking queues from the panelling erected elsewhere in the garden, I made timbre framed boxes, clad in marine ply and then copying the design of those panels.
Project 'Office Space' Brief
Before embarking on a career in Property Maintenance, I had an office job. Only I didn't go into the office. Instead I was working almost 100% remotely. Initially I had a small desk in the corner of the lounge, but it wasn't really big enough. we have friends and family to stay quite regularly, so we didn't want to lose a bedroom. So we came up with an idea that killed two birds with one stone as they say. I needed a bigger desk and we needed more kitchen storage; most critically, I bigger fridge and freezer. I aso wanted an office space I could close the door on at the end of the day, so that it didn't infringe on 'family life'.
Completed Office
We bought 4 larder kitchen units. One would house the fridge freezer and one would be for food storage. The other two, I converted to take a desk. They had pocket doors, so that I didn't feel I was actually working 'in' a cupboard. I fitted a desk riser so that I could work sitting or standing. I also needed a desk riser as the cupboards were built over the trap door entrance to a small cellar. Raising the desk to its full height would allow enough space to raise the trap door.
